Panaji: Town and Country Planning (TCP) Minister Vishwajit Rane on Thursday announced a series of measures aimed at promoting sustainable development, ensuring building compliance, and preventing unauthorized hill cutting across Goa.
Rane said the TCP Department will streamline the allocation of points for green buildings to enable greater concessions for projects that are fully eco-friendly. He added that IGBC (Indian Green Building Council) certification will now be mandatory for buildings with an FSI of more than 250. Although the TCP Board had approved the provision earlier, its implementation and monitoring will now be strictly enforced.
The minister further stated that no occupancy certificate will be issued unless a building is 100 percent complete and complies with all prescribed norms.
Addressing safety measures in residential complexes, Rane said that, as per amendments passed in the Goa Assembly, buildings with more than 50 flats will be required to have paramedics on site. Occupancy certificates for such projects will be granted only after compliance with this requirement and other regulations.
On environmental concerns, the TCP Minister warned that unauthorized hill cutting across the state will be closely monitored. He said many instances of hill cutting occur without necessary approvals and assured that the department will take strict action against violations.
